Can foreigners buy property in Spain?
Yes, non-residents have exactly the same property ownership rights as Spanish citizens. There are no restrictions on foreign property ownership in Spain. You will need a NIE (Número de Identificación de Extranjero), a tax identification number for foreigners, which your agent or lawyer can help arrange.
What are the buying costs on top of the property price?
Budget approximately 10-13% of the purchase price for additional costs. This includes transfer tax (ITP) of 7-10% depending on the region, notary fees (0.5-1%), land registry fees (0.5-1%), and legal fees (1-1.5%). For new builds, you pay IVA (VAT) at 10% plus AJD (stamp duty) at 1.5% instead of transfer tax.
Do I need a Spanish bank account?
While not legally required, having a Spanish bank account makes the purchase process significantly smoother. It is needed for setting up utility payments and community fees. Most banks offer non-resident accounts and your agent can recommend one familiar with international clients.
Can I still get residency through property investment?
Spain abolished the Golden Visa programme in April 2025, which previously granted residency through a minimum €500,000 property investment. However, several alternative residency routes remain: the Non-Lucrative Visa (for those who can support themselves financially), the Digital Nomad Visa (for remote workers), and entrepreneur visas. Your lawyer can advise on the best option for your situation.
